How I done it
(All files are presumed to be in the same folder for this guide)
1. Take the single session CD Image and mount it to Daemon Tools If you already burned it to CD, just insert it in your CD Drive
2. Use CDRWin to create a bin/cue Image of the CD Drive you have either mounted the CD Image to or your inserted you none boot CD, name the output file bin. (Free version will do fine)
3. Run Bin to boot.bat or Cue to boot.bat if it has sound tracks, this will create a image.cdi file
4. Now you can either mount image.cdi with Daemon Tools and play it through Chankast or you can burn it and play it with your actual Dreamcast

Please note that this may not work with all nonebooting Dreamcast games so I will update the list as I find working games, I will also add a none working list if I find any
The attached file containes boot2bin.exe aswell as the 2 bat files
bin to boot.bat and cue to boot.bat
The bat files are there just to make things easy for those not so good with dos and makes it so you don't need to use any dos comand lines, as they do that for you.

Was working on actual hardware when I tested after I made a few dummy FMV's to fit on a CDR 80

This has GFX errors in version Alpha 0.25, but you can fix the GFX a bit by enabling Use ZWrite in the Options Drop down, then Configure Video, though the image gets squashed it still works OK from the test I done (I only done a quick test so there may be other settings that will help even more)
